Are you the landlord of a property that needs a boiler check?

It doesn’t matter if the property you rent out is a commercial or a domestic one, you have legal responsibilities to ensure it’s safe for your tenants. It has to be free from damp, in good structural repair, have hot and cold running water, it needs adequate means of heating and ventilation and the electrics and gas need to be in a good state of repair.

The importance of a boiler check

If your rented property looks as though it has been cared for, your tenants are more likely to treat it with the respect it deserves. However, there are more important things to think about, as safety should be your number one priority.

Before anyone moves into your property you should have all the electrics checked to ensure they are in good working order and not likely to break down or cause a fire.

When it comes to the gas in your property, if this is faulty, the tenants could be made ill, or even worse, a fault could be fatal for them. It’s for this reason that all landlords have to arrange a boiler check and service each year and need a certificate to prove it has been done.

A boiler check can only be carried out by a Registered Gas Installer and it’s illegal for anyone else to carry out any required work. The possibility of carbon monoxide poisoning, which is colourless, odourless and tasteless means that only qualified engineers should be dealing with any gas in your property. Large quantities of this gas, which is often referred to as the silent killer, can accumulate if there are blockages, poor ventilation or a fault on an appliance.

Having your boiler check completed by experienced experts is vital for your peace of mind knowing that your tenants are safe.

At the same time as carrying out your boiler check, a qualified engineer will be able to let you know if any of your heating system or other appliances need replacing. This is sometimes the best thing to do, especially when you consider the older equipment gets the more costly it becomes to run.

At GasSafe Engineering we are able to complete your boiler check and assist you with all areas of your heating needs. From servicing to repairs, replacements and new installations, our engineers have the qualifications and experience to deal with them all.

Energy performance certificates

The better your Energy Performance Certificate (EPC) is the more attractive your property will be to prospective tenants. The energy assessors use government approved software to establish how energy efficient your property is. There are several things that are considered, the heating system and other appliances among them. It looks at the type of construction, if there is double glazing and the efficiency of your gas and electric. If you are arranging for your EPC it is a good idea to have a boiler check before the assessor visits.

No one should think of the certification as a comment on the condition of the property, but a good energy rating is great if you want to rent your premises to someone else.

Your other obligations as a landlord in Dublin

You will have legal duties other than arranging a boiler check and ensuring the electrics are safe. You also have to:

  • Not charge rent of more than the market value of the property
  • Provide your tenant with a rent book or a statement of rent paid
  • You must register residential properties with the Private Residential Tenancies Board (PRTB). This involves registering the details of the tenancy using a form that can be downloaded. You also have to say how many bedrooms there are, how many people will be living in the property and provide all the names and details of any agent acting for you. The form also asks the date the tenancy started, how much the rent will be and how often it has to be paid. The form has to be signed by yourself and the tenants. Failure to register can result in a fine of up to 3000 euros plus 250 euros per day if you still fail to fulfil your obligations.
  • You should try to give them 90 days’ notice of any increase in the rent, but at least a minimum of 28 days
  • Keep the structure of the property in a good state of repair
  • Maintain the interior of the property to the standard it was at the start of the tenancy
  • Repay the tenant for any bills they have to cover for repairs that should have been carried out by you
  • Give the tenant all the information they need if someone else, such as an agent, will be acting on your behalf
  • Return any deposit they paid when the leave the property unless there is unpaid rent, or they have caused damage.
  • Give them a valid notice of termination when you want them to leave

Tenants have obligations too and it is wise to ensure they are aware of them or complaints can be made to the PRTB. Residential tenants should be allowed to live in peace and commercial tenants should be allowed to run their business without interference.

Is it worth it?

All these legal duties may make you wonder if it’s worth investing in property and becoming a landlord. It’s not as daunting as it sounds, which is why there are so many private landlords in Dublin and the rest of Ireland.

Start with the safety issues such as a boiler check, and all the other things will fall into place. It takes a bit of time and effort to get it all in order, but from the point of view of your gas, we at GasSafe Engineering can take that worry from your shoulders. Just give us a call on 01 969 5219 and leave your gas safety to us. Over a short period you’ll build up reliable contacts like us that take a lot of the stress out of it for you.

Preparing Your Home for Winter with Dublin Plumbing Services

The winter months can get cold in Dublin, and you do not want to be freezing because the cost of heating your home is uncomfortably high. There are ways to prepare your home for these cold and wet months that won’t break the bank when your energy bill falls through your letterbox. Here are just a few suggestions that will help you to keep your home toastie this winter.

Service Your Central Heating System

Central heating systems that need cleaning and maintaining do not run efficiently. Running inefficiently means your system could be costing your more than it should to keep your home warm. Apart from the expense of running your heating, there is also the safety aspect to consider. A faulty boiler could leak carbon monoxide, which is a danger to the whole family. This gas can cause people to feel very ill, and at its worst can prove fatal.

If your boiler is a few years old, it could be time to replace it. All household equipment becomes less energy efficient the older it gets, a fact recognised by the Sustainable Energy Authority of Ireland (SEAI), who offer grants towards the costs of upgrading your boiler.

You should use professionals who are registered to do this type of work, so you have the peace of mind you get from knowing your boiler is safe and running efficiently. A registered gas engineer will be able to provide you with a Gas Safety Certificate for the equipment they have serviced. If you have a gas fire or gas cooker in your home, it is a good idea to get them checked and certified at the same time. All your gas appliances should be serviced at least once a year, or they can become a hazard.

Prevent Water Damage with Dublin Plumbing Services

Water can cause a lot of damage to your home, and what can start as a small drip can quickly become a major leak. Dublin plumbing services can help you to prevent this from happening. Your pipes can all be checked, and you can get advice about protecting your pipes from the cold to help them avoid freezing or bursting during the winter months.

You should also ask Dublin plumbing services to check your drains to ensure they are all flowing freely.

Dublin plumbing services may find problems with your pipes and drains that you were not aware of, which could reduce the risk of you having problems with water during the winter months.

Another potential cause of water damage is from blocked guttering. During autumn, leaves can fall and block your gutters, stopping water escaping to the drains as it should. If the water overflows it can create water damage to your walls internally and externally. Have your gutters cleaned before winter sets in. Have your roof checked for loose or missing tiles too. It doesn’t have to be a large gap in your roof for water to seep in.

Insulation

Between 25% and 35% of heat is lost through an uninsulated roof. That can amount to a lot of extra euros on your energy bills. A lot of heat can also be lost through walls that are not sufficiently insulated. With grants available, ranging from 400 euros to as much as 6000 euros, insulation might not cost you a great deal, but could help keep your home warm and lower your energy bills. The amount of the grant does depend on the type of property you live in and what is being insulated, but the whole range of grants and how to apply for them is shown on the website of the SEAI.

An insulated loft could also mean you notice a difference in the coolness of your home in the summertime. The insulation will lower the intensity of the sun’s rays that are able to seep through to your home, helping to keep the internal temperature lower when it is very hot outside.

Get Rid of Drafts

Doors and windows can be very drafty, especially if they are old and warped or if they are new and have moved slightly as they have settled. Buy some sealing tape and seal any small gaps if they are on the inside. Gaps will not only let warm air out, they will let cold air in, and drafts can be very uncomfortable. If the gaps are on the outside of the windows or doors, some mortar might be needed to fill them. If one of them has moved a lot, you may need a professional to properly put it back in place.

If your windows are single glazed, consider having them changed to double glazed units, as these will help to keep the heat in your home, as well as reduce any noise from outside. They will also add value to your home when you decide to move to a new home.

Here’s why an annual gas boiler service in Dublin is crucial

There are very good reasons why the Association of Plumbing and Heating Contractors Ireland (APHCI) are pushing for stricter regulation. Many homeowners don’t realise how important a regular gas boiler service in Dublin is. It’s estimated there are currently over 100’000 illegal boilers installed in homes in Ireland, which is putting homeowners and tenants at risk.

In addition to the potential lethal threat of ignoring your gas boiler service in Dublin, there are also many other advantages. Below we’ll share all the information you need to ensure you and your family stay safe, warm, and a little wealthier.

Make sure your family stays safe

Having a regular gas boiler service in Dublin helps to ensure everything is working as it should be. This dramatically reduces the chances of something going wrong, such as a gas leak or carbon monoxide poisoning. A gas boiler service also checks every component in your boiler, reducing the risk of a fire or explosion due to a lack of maintenance. Rented properties should already have a carbon monoxide alarm fitted, but it’s also a good idea for private residential homes too. Carbon monoxide has no noticeable smell, making it a quick and silent killer.

The peace of mind you gain by having a regular gas boiler service in Dublin is priceless. The potential consequences of pushing your luck to save a few euros are too great. Ignoring it has the potential to be a lethal mistake.

A gas boiler service in Dublin saves you money

While we all like to save a few euros, and it can be tempting to put things off when money is tight, it’s false economy to ignore your gas boiler service in Dublin. Regular maintenance improves the efficiency and reliability of your boiler, saving you money on your energy bills. It also means a qualified engineer will spot any potential problems early and deal with them before they evolve into bigger problems, which saves you money over the longer term.

Some boilers are still under the manufacturers warranty. Not having your gas boiler service in Dublin at the recommended intervals can invalidate your warranty, leaving you to pick up the bill. If there’s ever a problem that causes damage to other parts of your home, some insurance companies will try to avoid paying out if you haven’t maintained your boiler properly.

Create a comfortable home

As summer ends and the colder months are just around the corner, now is the perfect time to ensure your gas boiler and heating system are all in good shape before the harsher months start. The coming winter months put far more strain on your boiler as you’ll use it more frequently and at higher temperatures. The colder weather also makes winter the worst time to have any sort of breakdown.

Knowing your gas boiler will keep you and your family nice and cosy gives you added peace of mind for the coming winter months.

It’s not just money you’re saving

While a regular gas boiler service in Dublin will help ensure your boiler runs efficiently, saving you money on your utility bills, the more efficiently it works the less fuel it will use, and subsequently, the smaller your carbon footprint will be. This means a regular gas boiler service in Dublin isn’t just good for your bank balance, but for the planet as well.

Do you need a new gas boiler?

There comes a point, of course, where even the best maintained boilers become less efficient to a point where it’s worth considering a replacement. You can find a guide to help you make a decision on the Sustainable Energy Association of Ireland (SEAI) website. As a rough guide, they suggest you should start to consider swapping most standard household boilers once they are over about fifteen years old.

This fifteen-year mark is the tipping point where most boilers become so inefficient it becomes cost effective to have a new one installed. Even if you’re old boiler is working well, the newer technology that’s developed over this period can save you approximately twenty five percent on your heating bill. The fact it will also be more reliable and safer is an added bonus.

TOP TIPS

Use accredited professionals for your gas boiler service

You want to have confidence in the work carried out. Ensuring the company you use to perform your gas boiler service in Dublin is properly trained and accredited will guarantee you have peace of mind. Accreditation means you know their workmanship is to a minimum level of competency. It’s also illegal for someone who isn’t registered as a gas installer to service or repair your boiler.

Make a note of the due date

It can be easy for things to slip our minds when everything is working as it should. It can be a good idea to set a reminder in your phone or mark the date on your calendar to help you remember. It can also be a good idea to book your gas boiler service in Dublin well in advance to avoid getting caught out at busier times of year.

The Benefits of Kamco Power Flushing

“Power Flushing”, “Jet Flushing” & “Hard Flushing” are all expressions used in the heating trade to describe the process by which heating systems are forcibly cleansed using water at high velocity but low pressure – so that no physical damage is caused to the system.

A large amount of boilers break down due to dirty water and sludge within the boiler system. If dirty water and sludge have built up in your central heating system the efficiency of your boiler and heating will lessen greatly.

Having a central heating power flush done is an effective way of getting everything back up and running.

What is Power Flushing?

Power flushing is a cleansing process that removes sludge from your central heating system. A build up of rust or debris in pipes can cause serious problems for the efficiency of your heating.

It is a fact that over time unwanted dirt builds up in pipes, radiators and boilers. This build up leads to less heat being emitted. In serious cases they can even cause breakdowns.

A power flush uses powerful chemicals and water at high velocity to remove these deposits and eliminate any associated issues.  Once this is done it will be like your radiators and boilers are as good as new.

What Are Signs You Need A Power Flush?

Below are some of the most common reasons why you might need a power flush for your central heating system. It is always wise to get a second opinion from a gas safe registered engineer before you get any work done.

  • Noise is coming from your boiler or radiators
  • Your radiator keeps leaking
  • Cold patches or radiators that don’t heat up fully
  • Your boiler cuts out regularly or needs to be restarted
  • Excessive noise is coming from your boiler or heating system pump
  • It takes longer for your central heating system to warm up
  • Cloudy tap water
  • Discoloured water when bleeding radiators
  • Certain radiators aren’t heating up even when the heating is on
  • Sludge in feed and expansion tank

It is recommended to have a power flush on your whole central heating system when you plan on having a new boiler replacement installed. This is due to the fact any existing contaminants in the heating system can damage the framework of a new boiler.

A power flush to your central heating system is recommended every 5-6 years. If you think your home heating system is in need of a power flush then give Gas Safe Engineering Ltd a call on 01 969 5219. Alternatively you can email them through info@gassafe.ie.

Extend The Life Of Your Hot Water Cylinder With These Top Tips

The hot water cylinder is the core of your home central heating system. The hot water cylinder heats up your entire home and ensures everything is nice and toasty. A factor by which you should do everything in your power to extend the life span of your hot water tank.

Many people simply buy a hot water tank and then forget about it until it needs a replacement. Don’t be one of many, lead by example. Follow these top tips from our gas engineering experts today to prolong the life of your hot water cylinder.

Flush The Tank Annually

It is our recommendation to flush your hot water cylinder on an annual basis to prolong its life span. Why is this needed? Over time sediments build up in the base of the hot water tank. These mineral deposits can decrease the efficiency of your tank.

Draining the hot water tank through the drain valve at the bottom of the heater is necessary to clean out impurities in the water. Always remember though that you are dealing with very hot water so be careful!

To flush out a hot water cylinder follow these steps:

  1. Turn off the water tank’s heat source
  2. Switch the water valve to off
  3. Attach a hose to the water tank’s drain valve and run it to where you’ll drain the water
  4. Open a hot water faucet
  5. Open the water heater drain valve and allow water to flow for 5-10 minutes
  6. Close the valve and allow the tank to refill

Check the Anode Rod

Inside the hot water cylinder exists a long narrow bar called the Anode Rod. The rod is made up of either zinc, magnesium or aluminium, material that corrode over time.

The Anode Rod extends the life of your hot water cylinder by reducing the corroding of metal inside the tank. Without it the hot water tank would corrode rapidly from the inside. The Anode Rod eventually will dissolve so checking it’s ok regularly is essential.

The Pressure Relief Valve

Particularly important for mains cylinders, the pressure relief valve protects the hot water cylinder from excess pressures. You can generally find this located at the top or to the side of the cylinder.

It is recommended to release the valve every six months, remembering to raise and lower the lever very slowly. If the water does not flow when the valve is released it may be faulty or there is a problem with the system. In this case you should call a registered professional to have it checked.

Hot Water Cylinder Replacement

Sadly, hot water cylinders are not built to last forever. There will come a time when no matter how much maintenance you do you will need a replacement.

Gas Safe Engineering Ltd are fully registered and equipped to install a new hot water cylinder into your home. If you suspect there is something wrong with your water tank call us immediately on 01 969 5219. Our speedy and efficient team will be out to you in a jiffy.

How To Get The Most Out Of Your Central Heating System

The central heating system. It’s a core part of your home, keeping dwellers warm inside during those cold winter evenings. Without central heating we would be reduced to using costly heaters and tonnes and tonnes of blankets.

The point is, central heating systems are a requirement. This is why we need to look after them so we can get the most out of them. Below are some tips from our heating installation experts.

Get Your Heating System Serviced

For exactly how long have you had your heating system? Too long to remember? Chances are it’s not in the pristine condition when it was first purchased.

With any heating appliances or systems you should always get them serviced by the professionals. Better to be prepared and safe than run into problems when you need the heat the most.

Invest In A Programmable Thermostat

A reliable way of saving energy and cutting back on costs, a programmable thermostat for your central heating system is a smart investment to look into. They can really maximise the efficiency of your heating.

When you are coming back home from a long hard day at work, once set, a thermostat can heat up your home ahead of time and at just the right temperature you want. As soon as you walk in that door you will be met with a nice warm and homely environment to rest in.

Bleed Your Radiators

Another way of getting the most out of your heating system is to make sure you bleed your radiators from time to time. The best period for this practise is before the heating season.

A tell-tale sign your radiators require bleeding is when you turn the heating system on and the top of your radiator does not emit heat. In worst cases your radiator won’t emit any heat at all, leaving your central heating system on, costing money and being freezing as a result.

The problem arises due to trapped air bubbles and the only way of reversing the problem is by letting the air out of your radiators. For a comprehensive guide on how to bleed your radiators read on for more here.

Check For Air Leaks Around The House

Air leaks are the bane of any owner of a central heating system. Existing air leaks allows the heat you pay for escape from your home, making you keep the heating on for longer and not experiencing the system at its most efficient.

Some of the most common air leaks are found around doors and windows. There’s no need to fret, however, as you can seal the cracks and gaps yourself quite easily with a sealant. The more your house is sealed the warmer you and yours will be.

Need A Certified Heating Installer?

We can provide you with the comfort and the warmth you deserve in a timely and cost-efficient manner. All it takes is for you to pick up that phone. To contact us, call 01 9695219 today.

Winter, in particular, is the time when you need your gas boiler the most. After the summer months, your boiler is switched on following a long period of inactivity. If your gas boiler is not serviced on a regular basis this could be a struggle.

A Gas Boiler Service Is Safer

The ultimate concern of a gas boiler service is ensuring safety for you and your family. The experts will be able to determine if there are any gas leaks or presence of carbon monoxide, the silent and odourless killer.

When your gas boiler is serviced there are a number of thorough tests carried out by a registered gas installer. You can find out about what exactly a gas boiler service entails here.

A Gas Boiler Service Helps With Saving Money

A part of the service is checking whether or not your boiler is burning gas efficiently. A boiler going through more gas than it’s supposed to be is going to cost more money.

With the service, your boiler will be adjusted if this scenario is the case. By having a gas boiler service once a year you could save up to €150 off your annual heating bill.

A Boiler That’s Serviced Lasts Longer

Regularly servicing your boiler makes it last longer. It is advised to get your boiler checked on an annual basis to reduce wear and tear over time and keep it in good working condition.

Lessens The Risk Of Break Downs

A gas boiler service cannot prevent a breakdown, what it can do, however, is spot the signs early on for any malfunction. Don’t leave it too late for a breakdown to happen. Things To Consider Before A Gas Boiler Replacement

There will come a time when you need a gas boiler replacement. Perhaps for this very reason you are here today reading our blog post. A boiler replacement is not cheap so it’s important to make an informed decision before you invest in one.

The standard boiler lasts for 10-15 years. Anything longer than this amount of time and you run the risk of causing problems for yourself in the long run. According to the Sustainable Energy Authority of Ireland (SEAI) after 15 years gas boilers efficiency can drop to 60%.

In terms of your peace of mind, a gas boiler replacement is also safer and vastly more reliable than older gas boilers. They are such a crucial part of your central heating system that you want to make the right decisions which will effect the next decade and more of your home life.

Without further ado, here are a few things to consider before a gas boiler replacement.

Boiler Assessment Before Replacement

It is always advisable to get your boiler checked by a Registered Gas Installer (RGI) first and foremost before investing in a replacement. Leave it to the professionals to determine if you really do require a new boiler or if you need a few moving parts upgraded instead.

A Registered Gas Installer will assess the overall efficiency of your boiler at present and make an educated decision, while taking into account your home heating requirements. You should ask them upon their visit the size and type of boiler they recommend for your house to weigh up all options.

Our gas boiler service analyses your boilers flue condition, working pressure and any spillages. Put simply, one of our engineers at Gas Safe will ensure everything is in working order.

Understand The Type Of Boiler You Need

While a Registered Gas Installer can explain what type and size of boiler you need for a gas boiler replacement there is no harm in doing your research. We are going to break it down for you right now as we find the average joe does not understand the ins and outs of boiler replacements. There are three main types of gas boilers in Ireland. These are combi boilers, heat-only boilers and system boilers.

  • A combi boiler, also known as a combination boiler, is a popular choice for gas condensing boilers on the market. Conventional boilers heat separate tanks for your hot water and radiators. With a combi boiler both heat and hot water are provided on demand from the same unit.
  • A heat-only boiler, also known as a conventional boiler, uses a storage system to conserve hot water for later use. They are more suitable to larger houses or if you live with two or more people.
  • A system boiler is similar to a heat-only boiler where it focuses primarily on heat that works alongside your central heating system. A system boiler has more components and is most suitable for a family home where a lot of hot water is in demand. A separate hot water tank exists which takes some time to heat up in contrast with a combi boiler.

Gas Boiler Replacement Grant Scheme

The SEAI have a grant scheme in place for homeowners wishing to upgrade to a high efficiency condensing boiler. Under the Better Energy Homes Scheme, those who wish to improve their energy efficiency at home, such as purchasing a new oil or gas boiler can receive up to €700 towards the cost.

All homeowners with a home built before 2006 may apply for a gas boiler replacement grant in Ireland. It should be noted that work must commence after grant approval. Further information on the list of criteria for the Better Energy Homes Scheme can be found here.

Gas Boiler Replacement Advice

For gas boiler replacement advice Gas Safe are your one-stop-shop. Always remember, your gas boiler should be installed by a qualified and experienced boiler installer. Under law only Registered Gas Installers may carry out any domestic gas installation work.

Call us today on 01 969 5219 or email info@gassafe.ie for all your heating and plumbing requirements throughout Ireland.

Investing In Our Oil Boiler Service

All heating appliances require regular maintenance and servicing to ensure everything is working smoothly but above all else, ensuring everything is safe. Safety must be the priority.

Always use registered engineers to provide your oil boiler service. They are the only one’s who are qualified under law in checking your oil boiler is installed correctly.

Service Your Oil Boiler Once A Year, Says Experts

According to experts, including the Sustainable Energy Authority of Ireland (SEAI), ideally you should be investing in an oil boiler service annually.

For a boiler to last the standard amount of time (15 years) or longer, an annual service is vital. This could prevent the need for costly repair works along the way which your wallet won’t thank you for. Small issues can become larger and cost you more money if gone unnoticed and unchecked.

An older boiler is more susceptible to producing carbon monoxide if not serviced regularly. Known as the “silent killer”, carbon monoxide is ouderless and invisible so you won’t realise anything is out of the ordinary. It’s also highly poisonous, making it highly dangerous. High levels of carbon monoxide exposure can lead to loss of consciousness, coma and death.

What’s Included In Oil Boiler Service

Some of the works carried out with an oil boiler service include:

  • Checks for water leaks in and around your oil boiler
  • Ensuring there are no oil leaks
  • Checking for appropriately positioned carbon monoxide alarms
  • Full flue gas analysis
  • Cleaning of fan assembly/burner assembly/heat exchanger
